Suit centers on Cy-Fair commercial lease agreement

A landlord is suing former tenants over claims they breached a lease agreement for commercial property in Cypress.

A-S 47 Jones-Cypress N. Houston filed a lawsuit on Dec. 1 in Harris County District Court against 12364 Jones Road, LLC, doing business as JJ Cluckers Bar & Grill, and Cypress residents Joseph Sheen and Karen Sheen, citing breach of lease agreement, conspiracy and conversion.

The plaintiff says on April 14, 2010, the defendants agreed to lease 5,180 square feet of commercial property, located at 12364 Jones Road in Cy-Fair. According to the brief, the defendants breached this agreement when they conspired to take $70,000 of the plaintiff’s property, including furniture, fixtures and equipment, from the space.

The plaintiff is seeking actual damages and $280,000 in punitive damages, as well as attorney’s fees and court costs. It is being represented in the case by The Woodlands attorney Preston Goodwin.
